Brooksville: Old Florida Character — and I Spent Five Years Here
Brooksville is the most underrated small city in Central Florida. Historic downtown, genuine character, lower prices than Spring Hill, and a quality of life that doesn't depend on being within walking distance of a Walmart. I lived here for five years. I know every corner of it.
I spent five years in Brooksville before moving back to Bushnell. I can tell you things about it that don't show up in listing descriptions or Chamber of Commerce materials. The historic downtown — with its brick streets, 19th-century buildings, and courthouse that looks like it belongs in a Civil War photograph — is the real thing. It's not a recreation or a renovation project. It's just what got built there and somehow survived.
The neighborhoods around downtown have older homes on larger lots, mature trees, and genuine character. Prices here still reflect Brooksville's low profile rather than its quality, which makes it one of the better value propositions in the region for buyers who know what they're looking at. Older bungalows and craftsman-style homes that would sell for significantly more in Mount Dora or in a named historic district elsewhere sell for reasonable money here.
The Suncoast Parkway makes the Tampa commute manageable — it was one of the reasons I found Brooksville workable as a base. Most days it's 50–55 minutes to downtown Tampa, which is long but not unreasonable by Florida standards. For retirees who want occasional Tampa access — airport, hospitals, sports venues, urban dining — Brooksville is one of the more practical options at this price point.

Brooksville is the county seat of Hernando County and is known for its intact Victorian-era downtown, historic courthouse, and Old Florida character that's increasingly rare in Central Florida. The city has brick streets, 19th-century architecture, and a genuine small-city feel. It also serves as a gateway to the Withlacoochee State Forest and various Nature Coast recreational areas.
Brooksville is an excellent retirement option for buyers who value character, space, and quiet over community amenities. Its historic downtown, lower prices than Spring Hill, larger lot sizes, and proximity to Tampa via the Suncoast Parkway make it a practical and distinctive choice. The trade-off is limited dining and retail, and fewer 55+ community options than Marion County.
Brooksville is approximately 55–65 minutes from downtown Tampa via the Suncoast Parkway. The toll road significantly reduces the drive versus surface roads. For retirees who want occasional Tampa access — airport, specialty medical, sports, urban dining — it's manageable. For daily commuters, it's a stretch.
Yes — Brooksville has extensive inventory of homes without HOA fees, particularly in its older residential neighborhoods and on properties with larger lots. This is one of the county seat's main draws for buyers who want Hernando County location without community fee structures.
