The county sits in one of the best geographic positions in the region. Its northern border touches Sumter County directly, putting Lady Lake and Leesburg within 14 miles of The Villages. The southern tier — Clermont, Minneola, Groveland — is a different story entirely. Clermont is the county's largest and fastest-growing city, part of the Orlando suburban expansion, and popular with younger buyers, active adults, and families. Home prices are higher here and the pace of development is aggressive. It's a good market, but it's not the same as the northern part of the county, and buyers should understand the difference before they start searching.

For 55+ and relocation buyers specifically: The northern towns — Lady Lake, Leesburg, Fruitland Park, Tavares, and Mount Dora — are almost always the right focus. The best-value 55+ communities in Lake County are all in this corridor, and the proximity to The Villages' healthcare and retail network is a real practical benefit.

Most Charming

Mount Dora

Called the "New England Town of the South" and the "Festival City" — and it earns both. A walkable downtown on the shore of Lake Dora, with restaurants, antique shops, art galleries, wine bars, and a calendar of festivals that draws buyers who care about quality of place. Prices are higher here than Leesburg but you're buying character that most Florida towns simply don't have.

Tavares

The county seat of Lake County, on the shores of Lake Dora. Known as "America's Seaplane City" — there is an active seaplane base on the lake. Strong outdoor recreation, AdventHealth Waterman hospital, and a growing downtown. More affordable than Mount Dora with a similar lake access and a slightly more residential character. Part of the "Golden Triangle" with Mount Dora and Eustis.

Fastest Growing

Clermont

The largest and fastest-growing city in Lake County. Hilly terrain — unusual for Florida — has made it a destination for athletes and active buyers. Growing commercial corridor along US-27, South Lake Hospital, and proximity to Orlando make it a strong suburban option. Higher price point than northern Lake County but strong long-term fundamentals.

Quiet Value

Fruitland Park

A small, largely residential town tucked between Lady Lake and Leesburg. Low-profile but genuinely good value — homes priced at a discount to surrounding towns, close to the same The Villages corridor amenities, and with a quiet neighborhood character that suits buyers who don't want any fuss. Worth serious consideration if budget is the priority in northern Lake County.
