Lake County stretches from The Villages' doorstep in Lady Lake to the Orlando suburbs in Clermont — with Mount Dora, Leesburg, and Tavares in between. It's the most visually beautiful county in our service area, and one of the most underrated for buyers on a real budget.
The name isn't a metaphor. Lake County has 250 named lakes and nearly 1,800 additional bodies of water scattered across 1,157 square miles. That's not a tourism tagline — it's a genuine geographic reality that shapes what daily life here looks and feels like in ways that other Central Florida counties simply can't replicate. Waking up to a lake view in Leesburg, paddling on the Harris Chain, watching the sun set over Lake Dora from a restaurant patio in Mount Dora — these aren't things you can import to another location.
The county sits in one of the best geographic positions in the region. Its northern border touches Sumter County directly, putting Lady Lake and Leesburg within 14 miles of The Villages. Its southeastern corner connects to the Orlando metro through Clermont. Its western edge rolls toward Citrus and Hernando counties. For relocation buyers who need access to a major airport, solid healthcare, and everyday retail without paying Orlando prices, Lake County threads that needle well.
It's worth understanding that Lake County is really two distinct real estate markets in the same county boundaries. The northern tier — Lady Lake, Leesburg, Fruitland Park, Tavares, Mount Dora, Eustis — is slower-paced, more established, and heavily oriented toward retirees and 55+ communities. Leesburg and Lady Lake in particular have strong direct ties to The Villages corridor and some of the best-value 55+ communities in Florida.
The southern tier — Clermont, Minneola, Groveland — is a different story entirely. Clermont is the county's largest and fastest-growing city, part of the Orlando suburban expansion, and popular with younger buyers, active adults, and families. Home prices are higher here and the pace of development is aggressive. It's a good market, but it's not the same as the northern part of the county, and buyers should understand the difference before they start searching.
For 55+ and relocation buyers specifically: The northern towns — Lady Lake, Leesburg, Fruitland Park, Tavares, and Mount Dora — are almost always the right focus. The best-value 55+ communities in Lake County are all in this corridor, and the proximity to The Villages' healthcare and retail network is a real practical benefit.
Three things show up consistently. First, the visual character — people who visit Lake County for a weekend often come back to buy. The rolling terrain, the lakes, the Spanish-moss-draped oaks, the downtown streets in Mount Dora — it reads as Florida in a way that feels less like a resort development and more like an actual place people have lived for generations. Second, the price-to-quality ratio in the northern towns, where you can buy a well-maintained lakefront home or a 55+ community villa for what a modest condo costs in coastal Florida. Third, the proximity to The Villages' infrastructure without paying The Villages' prices — which matters practically for buyers who want good medical care and retail access but don't want the lifestyle or the bond payments that come with buying inside TV.
Each town in Lake County has a distinct character and buyer profile. Here's an honest breakdown of the ones that matter most for relocation and retirement buyers.
Lady Lake
Sits directly at the southern gateway to The Villages — part of the same commercial and retail corridor, with homes priced meaningfully below TV. Strong demand from buyers who want access to everything The Villages offers without buying inside it. Good resale market, solid inventory.
Leesburg
Florida's "Lakefront City" — nearly surrounded by water, with Lake Harris to the south and Lake Griffin to the north. Home to Arlington Ridge and Plantation at Leesburg, two of the best-value 55+ communities in the state. Median sold price around $300,000–$325,000. Consistently ranks as one of Florida's most affordable retirement towns.
Mount Dora
Called the "New England Town of the South" and the "Festival City" — and it earns both. A walkable downtown on the shore of Lake Dora, with restaurants, antique shops, art galleries, wine bars, and a calendar of festivals that draws buyers who care about quality of place. Prices are higher here than Leesburg but you're buying character that most Florida towns simply don't have.
Tavares
The county seat of Lake County, on the shores of Lake Dora. Known as "America's Seaplane City" — there is an active seaplane base on the lake. Strong outdoor recreation, AdventHealth Waterman hospital, and a growing downtown. More affordable than Mount Dora with a similar lake access and a slightly more residential character. Part of the "Golden Triangle" with Mount Dora and Eustis.
Clermont
The largest and fastest-growing city in Lake County. Hilly terrain — unusual for Florida — has made it a destination for athletes and active buyers. Growing commercial corridor along US-27, South Lake Hospital, and proximity to Orlando make it a strong suburban option. Higher price point than northern Lake County but strong long-term fundamentals.
Fruitland Park
A small, largely residential town tucked between Lady Lake and Leesburg. Low-profile but genuinely good value — homes priced at a discount to surrounding towns, close to the same The Villages corridor amenities, and with a quiet neighborhood character that suits buyers who don't want any fuss. Worth serious consideration if budget is the priority in northern Lake County.
The practical and lifestyle reasons Lake County consistently draws relocation buyers from out of state.
250+ lakes — actual lake life
Boating, fishing, kayaking, and lakefront living are genuinely accessible here — not just marketed. The Harris Chain of Lakes alone connects nine lakes across 24,000+ acres.
Best 55+ value in the corridor
Arlington Ridge and Plantation at Leesburg are two of the best-value active adult communities in Florida. Both within 14 miles of The Villages, both at significantly lower monthly costs.
Villages proximity without TV prices
Leesburg is 14 miles from The Villages. Lady Lake borders it directly. Buyers in northern Lake County access TV's hospitals, grocery network, and retail without paying TV's bond or HOA fees.
Three major hospitals
AdventHealth Waterman (Tavares), UF Health Leesburg Hospital, and South Lake Hospital (Clermont) give the county solid healthcare coverage — a practical concern for most retirees.
Real small-town character
Mount Dora, Eustis, and Tavares have the kind of authentic downtown character that most of Central Florida traded away for strip malls decades ago. It's rare and buyers who value it notice quickly.
Access without Orlando prices
Lake County sits 45–60 minutes from Orlando International Airport and an hour from either coast. The location is genuinely convenient without the Orange County price premium that comes with being inside the metro.
Lake County's northern corridor has some of the best-value 55+ communities in all of Central Florida.
Gated 55+ community with an 18-hole golf course, on-site restaurant, and a tight-knit community character. Home prices well below The Villages. One of the most consistently recommended active adult communities in the corridor.
36 holes of golf, three clubhouses, and one of the most affordable 55+ lifestyles in Florida. Often described as the best value in the Central Florida 55+ market — active lifestyle at a price point most communities can't match.
A well-maintained gated 55+ community with a clubhouse, pool, and regular social activities. More compact than Plantation or Arlington Ridge — a good fit for buyers who want community amenities without the scale of larger developments.
A newer 55+ community in Tavares offering lakefront access to Lake Harris, a resort-style clubhouse, pickleball, and modern home designs. Priced at a premium compared to Leesburg communities but a strong option for buyers who want new construction and lake access in one place.
