Or they knew from the start they didn't want that environment and were looking for something quieter, less structured, and more affordable in the same general region.

Both groups tend to be surprised by what Sumter County actually offers. It's not a consolation prize. It's a genuinely different kind of Central Florida lifestyle — one that works well for buyers who want more space, lower monthly costs, and a slower pace without being isolated from the things that make this region practical to live in.

I was born and raised in Bushnell, the county seat. I know this area the way you only can when you grew up here — not just the listings and the zip codes, but the actual character of the towns, the roads that matter, and the honest answer to questions most agents give vague responses to. That's what I try to bring to buyers who are making one of the biggest decisions of their lives from a thousand miles away.

What makes this county work for relocation buyers

Sumter County sits in a genuinely convenient location. It's surrounded by Marion County to the north, Lake County to the east, and Hernando and Citrus counties to the west. You're within reasonable distance of Ocala, Gainesville, Orlando, and Tampa — none of which are next door, but all of which are reachable without a major production. The Villages sits partly within Sumter County itself, and the retail, medical, and infrastructure that has grown up around TV serves the broader county too.

That means buyers outside The Villages still have access to well-regarded hospitals, major grocery chains, pharmacies, restaurants, and services — without living inside the community that created the demand for them. That's an underrated benefit that almost never shows up in a Zillow description.

The tradeoffs worth knowing

Sumter County is not for everyone, and I'd rather say that directly than let you find out after you've made an offer. If golf-cart-accessible amenities at your door are the priority, The Villages is genuinely better at that than anything outside it. If a packed social calendar and built-in community activities are what you're moving for, TV delivers that in a way no nearby town can match.

But if you want a bigger lot, lower monthly costs, the ability to rent your home, fewer restrictions on what you can do with your property, or just a more traditional neighborhood feel — Sumter County outside The Villages is worth a serious look. Some buyers also simply don't want to live inside a community where the developer still owns the entertainment and commercial areas. That's a legitimate preference, and this county accommodates it.

The Villages bond explained plainly: Buying inside The Villages means taking on a CDD bond — your share of the infrastructure debt that built the community's roads, pools, and clubhouses. It can add $150–$300 per month to your total cost on top of HOA fees, and the total bond balance per home can run $20,000–$80,000+. Most homes in the rest of Sumter County carry no bond at all.

What the county actually feels like

Sumter County outside The Villages is green, quiet, and largely agricultural. Pine forests, cattle pasture, small lakes, and a handful of genuine small towns that have coexisted with The Villages' growth without being absorbed by it. Bushnell still has its courthouse square. Webster still has its Monday flea market — one of the largest in Florida. Wildwood has grown considerably due to its proximity to TV, but it's still a working town, not a resort community.

If your picture of Central Florida retirement is an active, amenity-heavy, socially programmed lifestyle, this may not be quite right for you. If your picture is a comfortable, affordable home in a pleasant Florida county where you can do what you want with your time and your property — this is worth exploring seriously.

Wildwood sits right on the edge of The Villages and has grown significantly because of it. You'll find newer construction, solid infrastructure, and prices that still undercut inside TV. The Walmart, Lowe's, and medical facilities here serve the whole corridor. Strong resale market.

Quiet · Good Value

Oxford

Oxford is small and mostly residential — it's the kind of town you live in, not pass through. You'll find solid homes at honest prices, some with acreage, and a genuinely quiet lifestyle. Lakeside Landings, a well-regarded 55+ community, is located here with resort-style amenities and lake access.

Rural · Lowest Price Point

Webster

Webster is known statewide for its Monday flea market — one of the largest in Florida — and for having some of the most affordable rural land and homes in the county. If you want space, privacy, and the lowest entry price in Sumter County, Webster is worth a serious look.
